INFORMATION FOR NEW/PROSPECTIVE TENANTS


As an ARLA registered agent, we recognise the importance of fairness in relation to tenants fees, and therefore we keep these charges to a minimum. 
  

Q1. How much will I be expected to pay as a holding deposit to reserve the property?

(a) £500.00 deposit for a rental agreed at £500pw or less
(b) £750.00 deposit for a rental agreed over £500pw


Q2. What payments/details are required, prior to moving into a property

(a) Credit/Reference check via a Referencing company: £30.00 incl. vat (per tenant). 

(b) Charges for Preparing Tenancy Agreement and liaising with referencing agency(s):
 

(i) Studio/1 Bedroom: £240.00 incl. vat.
(ii) 2 or more Bedrooms: £360.00 incl. vat.

(c) Security deposit: 6 weeks’ rent (see Question 3)

(d) The first calendar month’s rent (rent per week x 52/12)

(e) Signed declaration form. In accordance with the Data Protection ACT, each tenant will be required to sign an attached declaration provided by our appointed referencing agency, HOMELET, for the purposes of obtaining the necessary references and credit checks. 

(f) Passport copy from each tenant.

Q3. What security deposit should I expect to pay?

Subject to contract and acceptable references, an equivalent of six weeks rent will be required as a deposit before possession of the property is given and in most circumstances upon signing the tenancy agreement. This will be registered in a government backed tenancy deposit scheme and a certificate provided.

In some circumstances, such as tenants with pets or an adverse credit history a higher deposit may be requested to be held for the duration of the tenancy. 


Q4. How much will I be charged if I fail the credit check?

The holding deposit will be refunded, minus the cost of the credit/reference check(s).


Q5. How much will I be charged if the landlord withdraws from the letting of the property?

The holding deposit will be refunded, minus the cost of the credit/reference check(s).


Q6. How much will I be charged if I withdraw from the letting of the property?

(a) 1 weeks rent (if the letting was agreed less than 2 weeks prior to withdrawing) OR 2 weeks rent (if the letting was agreed 2 weeks or more, prior to withdrawing);

(b) Charges for preparing file, liaising with Referencing agency(s), preparing Tenancy Agreement and other related documents: £120.00 incl. vat;

(c) Credit/reference check fee: £30.00 incl. vat (per tenant);

(d) The cost of any purchases made at your specific request.


Q7. Are there any charges during the tenancy?

Replacement/additional tenants will be expected to pay the following:

(a) Credit/reference check via the referencing company, Homelet: £30.00 incl. vat per person;

(b) Charges to include the drawing up of the Deed of Assignment; re-registering the tenants deposit and providing new certificate: £90.00 incl. vat, per tenant.
